How we read a cost sheet

A brochure sells a lifestyle. A cost sheet sells square feet. We publish the second one, with the arithmetic done.

  1. Rate on carpet. Divide the total price by the carpet area, not the super area. Loading in NCR runs from under 20 percent in low-rise townships to over 45 percent in towers with big clubs. The carpet rate is the only rate comparable across projects.
  2. Ticket, all in. Basic rate plus PLC, parking, club, deposits, power backup, GST and stamp duty. If the sheet says "to be decided" for any line, the ticket is not known yet.
  3. Cost of waiting. Months from today to the declared possession, times the EMI or construction-linked payment, plus the rent you pay meanwhile. A 2031 possession at a 2026 rate is about 54 months of carry.
  4. Density. Flats per acre, flats per floor, lifts per floor. These set the running cost and how the building ages.
  5. Running cost. Maintenance per sq ft per month times the super area, plus the deposit. At Rs 5 per sq ft, a 3,500 sq ft flat is about Rs 2 lakh a year before you switch on a light.
  6. Launch to today. Where we have both numbers, the ratio tells you whether the big move is behind you. Kalpataru Vista about 4x; Tulip Monsella about 2.1x before possession.
  7. Exit depth. How many flats at this ticket trade in this corridor in a year. A Rs 10 Cr flat on Golf Course Road and a Rs 10 Cr flat in Sector 146 are different assets for that reason alone.

What we do not do

We do not value flats or recommend transactions. We do not take developer money. We publish what we were quoted, on the day we were quoted it, with the arithmetic shown.

Three machines that explain the numbers

Each one is a working object you can turn, press and read. Every readout comes from the same model that moves the parts.

Fig 1. Super area vs carpet area. Turn the loading dial: the common-area slices slide out and the lit carpet slab shrinks while the price stays fixed. The dial gauge reads the rate per carpet sq ft. Open full screen
Fig 2. The cost of waiting. Set the possession lever: slabs pour, each one releases a tranche to the builder's box, and the rent gauge fills month by month until the keys. Open full screen
Fig 3. Flats per acre. Floors, flats per floor and plot size on three controls; the readout gives flats per acre and flats per lift for the projects we walked. Open full screen

Questions buyers ask

Kya PropTron flat bechta hai ya commission leta hai?

No. PropTron takes no money from any developer or broker and does not sell flats. The numbers are the product.

Sheet mein kya hota hai?

Quoted rate on super area, carpet area and the rate on carpet, loading, ticket, payment plan, possession window, density, running cost where quoted, and what we saw on the day. One page, dated.

Rates itne purane kyon hain?

Every figure is tied to the date of our visit because that is the only honest way to publish a rate. Ask for the current cost sheet from the developer and compare it with ours; the difference is the move since we filmed.
