Volume and liquidity. If you want choice, ready stock and a resale market that clears, this is it. The Noida Extension metro link and the Char Murti flyover decide the commute.
What moves prices in this corridor
- Supply: the deepest resale market in NCR under Rs 1.5 Cr. Prices move slowly because there is always another flat.
- The top end is new: Godrej and Irish are testing Rs 3 Cr plus here for the first time. Resale depth at that ticket is unproven.
- Commute: Char Murti and Gaur Chowk at 6 pm on a weekday is the test; do it before you decide.
