What loading means
The builder prices the flat on super area: your flat plus a share of corridors, lobby, club and staircases. The cost sheet also states the carpet area, so you have both numbers. The gap between them is the loading. In NCR it runs from under 20 percent in low-rise townships to over 45 percent in towers with big clubs and skywalks.
How much loading is normal?
Under 25 percent is good. 25 to 33 percent is the NCR norm for high-rise. Over 33 percent needs a reason, and over 45 percent means you are paying a third again for space you share. Karyan Trevana on NH-24 quoted 32 percent in August 2026.
Why compare on carpet, not super
Two flats at Rs 9,000 per sq ft super are not the same price if one has 22 percent loading and the other 38. Run both through the calculator and compare the carpet rate; that is the only like-for-like number.
