Why money comes here
This is where NCR's new money is going: Jewar airport 25 minutes away, the Aqua Line along the road, and Sector 150's density cap. It is also where the launch-to-today moves have been largest.
What moves prices in this corridor
- Launch-to-today: Kalpataru Vista about Rs 7,000 to Rs 28,000-32,000 per sq ft. That move is done; price the next decade, not the last.
- New launches at 2029-2031 possession sell at today's top rate. Ready stock in the same sector is the benchmark.
- Running cost: Rs 4 to 5 per sq ft per month in the premium towers. Put it in the model.

For a 7 to 10 year hold with a buy-to-live use, the density rules and the airport make the case. For a 2-year flip at launch rates of Rs 17,000 plus, the arithmetic is against you.
