The card rate is the floor, not your rate. Lenders price on credit score, salaried or self-employed income, loan size and loan-to-value, and women borrowers get a small concession at some banks. Ask each lender for a written sanction with the rate, the spread over its benchmark, and the processing fee, then compare the EMI here.

On a builder-linked plan you pay pre-EMI interest on each disbursement until possession. A 36-month wait on a Rs 50 lakh loan can cost several lakh before the first full EMI. The cost-of-carry tool shows the rent side of that wait.

Floating card rates for a resident individual, read on 27 Oct 2026 from each lender's own site; some lenders do not date their rate page. Your sanctioned rate depends on your profile and the lender's policy on the day. IDBI Bank and Tata Capital Housing are left out: their rate pages predate the 7 Oct 2026 repo change. Questions buyers ask

Home loan ka sabse kam rate kise milta hai?

The lowest card rate on 27 Oct 2026 was 7.15% at LIC Housing Finance (Salaried, CIBIL 825+, loan up to Rs 5 Cr). Lenders price mainly on credit score, then on salaried or self-employed income and loan-to-value. The table shows each lender's condition for its lowest rate.

Repo rate badhne ya ghatne se EMI par kya asar hota hai?

Most bank home loans are linked to an external benchmark, usually the RBI repo rate (5.50% from 7 Oct 2026). When the repo moves, the lender resets your rate at the next reset date; by default the tenure stretches and the EMI stays put, unless you ask for the EMI to change instead.

Bank ya housing finance company: farak kya hai?

Banks price on the repo-linked benchmark and are often cheaper at the lowest band. Housing finance companies price on their own prime lending rate, can be more flexible on income proof and property type, and often charge a little more. Compare the rate you are actually offered, not the card rate.

0.25% ka farak kitna padta hai?

On a Rs 50 lakh loan over 20 years at 7.15%, another 0.25% is Rs 758 a month and Rs 1.82 lakh over the full term. Use the calculator above with your own numbers.

Processing fee aur dusre charges?

Processing fees run from a flat Rs 1,500 at Indian Bank to up to 2% of the loan at Kotak. Several public sector banks cap theirs between Rs 15,000 and Rs 30,000, and PNB and Bank of India have waived theirs for now. Add legal and valuation charges. Floating-rate home loans to individuals carry no prepayment or foreclosure charge under RBI rules.
