What did the Aster Avenue 36 3 BHK cost in each draw?
The Type 1 3 BHK at Aster Avenue 36 has about 644.65 sq ft of carpet area and about 176.94 sq ft of balcony in both draws. In the first draw, the price on PropTron's arithmetic was Rs 30,20,902.50, or Rs 30.21 lakh. In the second it was Rs 36,43,397, or Rs 36.43 lakh.
That is Rs 6,22,494.50 more for the same flat, a rise of 20.6%. The figures exclude GST and other charges.
How is the price worked out?
The price is carpet area times the carpet rate, plus the balcony charge. The balcony is charged on 100 sq ft, the policy cap, even though the plan shows about 177 sq ft.
First draw: 644.645 sq ft at Rs 4,500 is Rs 29,00,902.50, plus 100 sq ft at Rs 1,200, which is Rs 1,20,000. Second draw: 644.66 sq ft at Rs 5,450 is Rs 35,13,397, plus 100 sq ft at Rs 1,300, which is Rs 1,30,000. The application deposit, 5% of the carpet cost, rose from Rs 1,45,045 to Rs 1,75,670.
Why did the price go up if the builder did not raise it?
Haryana sets the rate for affordable housing projects, and the builder cannot change it. The state cabinet revised the rates on 24 Mar 2026 and notified them on 8 Apr 2026. Outlook Money headlined the revision as a rise of up to 12%.
Sohna did not get a small step. Its portal rate stayed at Rs 4,500 per sq ft in draws from Dec 2023 to Feb 2026, then moved to Rs 5,450, up 21.1%. That is the same rate as Faridabad, which rose from Rs 5,000, up 9%. Gurgaon is set at Rs 5,575. The balcony rate went from Rs 1,200 to Rs 1,300.
What are the draw dates?
The first draw took applications from 17 Nov to 6 Dec 2024 and is dated 19 May 2025 on the portal, with 708 flats. A draw held earlier, on 27 Jan 2025, was reported cancelled by the state town planning department after a software glitch.
The second draw took applications from 21 Jun to 13 Jul 2026 and is dated 13 Aug 2026. The video gives no possession date. Sohna Road prices had risen 54% from 2022 to Sep 2024 by ANAROCK's count, so the rate revision landed on a market already moving up.
