What did a 3 BHK at Gaurs Siddhartham cost in December 2018?
The sample flat shown was a 3 BHK of about 1,150 sq ft with three bedrooms, a drawing and dining area, a kitchen and balconies. The host put the price at about Rs 45 lakh. He read out a basic price for the flat, but the figure is not clear in the machine transcript, so it is left out.
On cost against its neighbour, he said every Gaurs product runs Rs 5 to 8 lakh cheaper than the matching Prateek Grand City product. He also said both are priced well below the ready flats on Avas Vikas land in the same area.
What did the sample flat include?
The sample came with three air conditioners and a false ceiling in the three bedrooms, plus built-in ceiling lights in the room being filmed. The speaker said none of the movable items on show come with the flat, and the buyer would have to fit the rest.
The host liked the balcony, which he called large for a 3 BHK, and the green around it. The master bedroom, one more bedroom and a small room are laid out as a family flat. He did not comment on the 2 BHK.
How big are the two projects and what is around them?
Prateek Grand City is a township of about 50 acres. Gaurs Siddhartham is about 12.5 acres and, he said, the smallest project the large Gaurs group has built. The two face each other with a road between them.
Prateek Grand City is being built in phases and the plan includes a school, hospitals, EWS flats and a high-street market, modelled on Connaught Place. Its frontage is on a wide road, though the entry is by the service lane. At Gaurs Siddhartham a school is planned behind the project and a DPS school stands nearby. The host said retail also sits at the front of the Siddhartham towers.
What possession dates were quoted?
For Gaurs Siddhartham the host expected the first towers by December 2019 and the rest by June 2020. Because Prateek is built in phases, he said its earlier towers would be ready sooner. He said the developers' own completion dates were on their websites at the time.
The video also notes that Prateek Grand City was sales-marketed by Anarock, and that this changes the way the project is sold on site.
How did the host rate them, and what did the second Siddharth Vihar video add?
He gave each project 3.5 out of 5, scored against other Siddharth Vihar projects and not against India as a whole. His split was that Prateek suits those who want a full township experience, and Gaurs suits someone who wants a cheaper flat from a known developer sooner.
The earlier video, from December 2018, drove past the projects on the NH-24 side. It listed Vastu Homes, Gaurs Siddhartham, Kremlin, L&T Homes on Avas Vikas land and Apex. A guest in that video said Siddharth Vihar flats ran from Rs 35 lakh to Rs 90 lakh, in sizes from 900 to 3,000 sq ft. For under-construction stock he gave an average of about Rs 3,800 to Rs 4,500 per sq ft, and said ready-to-move flats cost much more. Ready stock was mostly L&T Homes, and the host noted a dumping ground behind it. His tip was to visit every project, including ones that look poor, and then negotiate hard.
