What did M3M win in Noida Sector 108?
M3M India was the highest bidder for a 12.5-acre mixed-use plot in Noida's Sector 108. PTI-based coverage first reported the bid as about Rs 1,850 crore, and later reports settled at Rs 1,839 crore. The Noida Authority had set a reserve of Rs 835 crore, so the bid was more than double it.
Only M3M and DLF bid in the Tuesday session. Godrej Properties was shortlisted but did not take part, according to PTI. The bidding took place on 8 Sep 2026 and Business Today updated its report on 9 Sep.
What does the plot cost per acre and per sq ft?
Business Today put the winning bid at nearly Rs 147 crore per acre. Adding stamp duty and other government charges of close to Rs 150 crore, an unnamed Noida Authority official said, takes M3M's outlay close to Rs 2,000 crore.
On 12.5 acres, which is 5,44,500 sq ft, Rs 1,839 crore comes to about Rs 33,800 per sq ft of plot, or about Rs 36,500 with the Rs 150 crore of charges. Both are computed here and are rates on plot area, not on buildable area. The permitted FAR and the split between residential and commercial use have not been disclosed, so no cost per sq ft of built area can be drawn from the reports.
What did DLF bid?
RealtyNMore and TogetherBuying reported DLF's final bid at Rs 1,740 crore, Rs 99 crore below M3M. Business Today confirms DLF took part and lost but gives no figure for its bid.
What else sold in the same auction round?
Five parcels were offered and total receipts were above Rs 3,300 crore, Construction World reported from PTI. RealtyNMore lists Max Estates winning a 22,403 sq m parcel in Sector 132 for Rs 271.93 crore, and Sepset Properties a 24,000 sq m plot in Sector 96 for Rs 414.8 crore.
In Sector 98, Business Today reported that M3M also took a 6-acre parcel for Rs 414 crore. RealtyNMore instead lists two 24,000 sq m Sector 98 plots at Rs 414 crore each, with other buyers. The reports do not agree on who bought in Sector 98.
How does it compare with earlier Noida land buys?
Construction World noted M3M's January 2025 purchase of a 23,570 sq m commercial plot for more than Rs 400 crore, and a Max Estates parcel of 41,835 sq m for more than Rs 700 crore. RealtyNMore reported the Sector 108 result as the second-costliest commercial land deal recorded in Noida, behind the 2008 BPTP deal in Sector 94.
A Noida Authority assistant general manager told RealtyNMore that only three to four commercial plots remain along the Noida Expressway, plus some near Sector 142. Scarcity on the expressway is the reason reports give for the competition on this plot.
