What did a 2 BHK at NX One cost in July 2019?
The speaker put the 1,180 sq ft 2 BHK at about Rs 45 lakh. Worked out here, that is roughly Rs 3,814 per sq ft. The video does not say whether 1,180 sq ft is carpet or super area, so the rate is a reading of the quote.
The video description gives a wider range, Rs 24.75 lakh to Rs 1.2 crore, across the offices, shops and apartments in the project. In the second video the speaker described a 595 sq ft studio at around Rs 25 lakh, which sits at the low end of that range.
What did the 2 BHK sample flat show?
The flat is on the first floor and was an actual completed flat, not a mock-up. The rooms came in at about 13 by 11 and 13 by 12 ft, and the speaker called the drawing room and the kitchen spacious. The kitchen has its own small balcony.
Wardrobe space is marked out, but the developer does not build the wardrobes, so the buyer has to make them. The washroom is one combined space with no spare room, and the speaker found the ceiling height adequate. The balcony looks across the road toward Gaur City Mall, and the back of Gaur Saundaryam is also in view.
The speaker's pitch for this flat was people who work in nearby offices or at MNCs in Noida Extension.
How big is the NX One project?
The speaker described a plot of 25 acres, with about 9.6 acres set aside for the mall. Retail space comes first at the front, then commercial space, and the residential units sit behind. In the second video he called the unit count low, at 256.
The 2019 description names the residential part NX Avenue, with 1 BHK and 2 BHK flats. It lists a kids' play area, gym, swimming pool, indoor game room, community hall and utility store. The offices are called NX Byte and the retail part NX One Mall.
What possession targets were quoted in July 2019?
In the second video the speaker gave a target of the second or third quarter of 2020 for the two buildings in view. He gave December 2020 for the mall on the 9.6 acre parcel.
These were targets quoted on site in July 2019. They are not a record of when anything was delivered.
How far is the metro, per the description?
The July 2019 description says the project is about 400 metres from the nearest upcoming metro station. That is the description's claim, and the videos do not repeat it or name the station.
