What did flats in Wave City cost in November 2018?
The host quoted prices for the high-rise project Dream Homes from a brochure he held up. A typical 1 BHK of about 370 sq ft came to about Rs 20 lakh with all charges, a 2 BHK of 808 sq ft to about Rs 28 lakh, and a 3 BHK of 1,050 sq ft to about Rs 38 lakh. The ground-floor 1 BHK cost a little more because a preferential location charge is attached to it.
He called the loading on these projects high. For the 3 BHK he put it at 27 to 28 percent, and he said the brochure also lists the other charges. Subvention schemes and flexible instalments were being offered.
What did the low-rise Executive Floors cost?
The second project was Executive Floors, four-storey low-rise blocks that he showed when he panned right earlier in the video. They come in 900 sq ft and 1,130 sq ft.
For 900 sq ft, the prices quoted run from Rs 27 lakh on the 4th floor and Rs 28 lakh on the 3rd, up to Rs 30 lakh on the 1st floor and Rs 31 lakh on the ground floor. For 1,130 sq ft, the 4th floor was quoted at Rs 34 lakh, the 3rd at Rs 35, the 2nd at Rs 37 and the 1st at Rs 38 lakh. The ground-floor quotes in the machine transcript are unclear and are left out. The host called the pricing mid-segment.
How big is Wave City and what was built by 2018?
The description calls it a 4,500 acre hi-tech city on NH-24 with low-rise, high-rise, plots, bungalows and retail, master-planned by AECOM, with more than 750 acres of green space. It lists a central command centre, smart meters, intelligent traffic management, fibre-optic connectivity and a BRT network among its features, as the developer's own planned features.
On camera, the host's estimate was that not even 10 percent of the township area had been developed by then. He said industrial plots in the area stand to gain too, but that he would cover only the better residential projects on NH-24.
