Affordable flats in Noida Extension: what a 2 BHK was quoted at in 2019, and what the 2018 video showed
On PropTron site visits in Noida Extension, also called Greater Noida West, a 1,132 sq ft 2 BHK at Stellar One was quoted at Rs 38.7 to 44.1 lakh in May 2019 and a 1,180 sq ft 2 BHK at NX One at about Rs 45 lakh in July 2019. The September 2018 video on this page shows a retail project and quotes no flat price.

What did a 2 BHK cost in Noida Extension in 2019?
Two site visits in 2019 give dated quotes. At Stellar One in Sector 1, the sales speaker quoted a 1,132 sq ft 2 BHK at Rs 44,10,669 on the first floor and around Rs 38,68,129 on the top floor in May 2019, all inclusive. At NX One by DAH Greentech, a 1,180 sq ft 2 BHK was quoted at about Rs 45 lakh in July 2019.
Worked out here, those are roughly Rs 3,417 to 3,896 per sq ft at Stellar One and Rs 3,814 at NX One. Neither video says whether the sizes are carpet or super area. These are 2019 quotes, not current prices.
How much of Noida Extension was affordable?
Anarock's Noida Extension report of May 2018 put the average price at Rs 3,650 per sq ft in Q1 2018. It said more than 50 per cent of the supply launched since 2015 was priced under Rs 40 lakh, and that around 13,700 units in that affordable band had launched over the previous two years.
The same report counted about 86,200 units launched between 2013 and Q1 2018. The NX One quote and the Stellar One first-floor quote sit above the Rs 40 lakh line Anarock used for affordable, and the Stellar One top-floor figure sits just under it.
What did the September 2018 video show?
The video is a roadside walk-through of a retail-led project that the speaker names as PKS Town Central. It sits on 4.5 acres, with retail shops from the ground to the second floor, and the sales speaker said about 70 per cent of the shops had already sold. The speaker also said the project has retail and commercial office space.
The speaker said Delhi has become saturated and Noida Extension adjoins it, and named Supertech, Ajnara and Nirala among the builders active in the area. No flat sizes or prices are quoted in the video.
How does the project connect to Pari Chowk and the metro?
The speaker pointed out where the metro station will come, opposite Cherry County. From Pari Chowk, he said, one road connects to the Taj Expressway, another goes toward Sector 125, and straight ahead is Greater Noida.
He also said work on an underpass and a flyover across a railway line was under way further along that road.
