What did ATS Happy Trails cost in 2019?
The March 2019 description lists a builder price of Rs 41.94 lakh to Rs 58.50 lakh for 2 and 3 BHK apartments of 1,165 to 1,625 sq ft super built-up area. Worked out, both ends of that range come to about Rs 3,600 per sq ft, which sits close to the 3,700 range the presenter mentioned on camera in March 2019.
The presenter said it was the first time ATS property was arriving at such low prices. He also said a property bought at that rate could stand at a much higher rate by handover, which he called a good return for investors, and that ATS inventory sells fast.
How big is the project and when was possession listed?
The description gives the project as 8.59 acres with 1,239 launched apartments, launched in April 2018 with possession in April 2022. Worked out, that is about 144 apartments per acre.
In the March 2019 video the ATS representative said the project would have 12 towers. The two towers facing the road are 1,165 sq ft, three more towers hold 1,385 sq ft flats, and some towers have two flats per floor. The largest flat is 1,625 sq ft. He said ATS handles construction, maintenance, security and architecture in-house, and that the walls were being cast with aluminium Mivan shuttering.
Where is ATS Happy Trails and what is nearby?
It is in Sector 10, Greater Noida West, which the representative called Noida Extension, beyond Gaur City. He said ready-to-move projects already stand behind the site and four or five more were under construction nearby, making it a residential micro market, with institutional land and several schools coming up.
He said schools, hospitals and malls sit within a radius of one to one and a half kilometres, and that connections run toward Pari Chowk and Dadri, toward Ghaziabad, and toward Noida City Centre.
What did the sample flat tours show, and where does Mary Kom come in?
The March 2019 video showed a layout of a 2 BHK with study, with a balcony off the living room, a utility balcony and a balcony off the bedroom. It also mentioned a clubhouse that would include a kids' boxing ring, and said boxer Mary Kom was due at the project when the sample flat was ready. The April 2019 video carries her name in its title.
The April 2019 tour went through the sample flat. It shows a sliding door on the balcony, washrooms with ventilation and power points on the walls. Wardrobes were not provided in the flat, and the representative said buyers could have them built in that space. The title calls it a 3 BHK, but the audio is unclear on the flat's size, so sizes on this page come from the descriptions and the March video.
An existing ATS resident spoke in favour of ATS, and one buyer said he expected possession in three to four years.
