Corenthum and The iThum, Noida Sector 62: how office space is leased, from two November 2018 vlogs

Two PropTron vlogs filmed in November 2018 with the leasing head of Corenthum and The iThum in Noida Sector 62 say companies ask about connectivity first, then the space, then facilities such as food. The second vlog shows how a rent is closed, using an illustrative Rs 50 per sq ft.

Video published 3 Nov 2018. Figures are as quoted or shown in the video or reported on that date; prices and availability change.

What do companies look for in Noida Sector 62 office space?

The leasing head said the first question from any company is how well the location is connected. The space itself comes second, meaning how it is laid out and finished inside. Facilities come next, and a food court is high on that list because staff change clothes once a day but eat three meals.

He also said parking is hard to find in Noida, so a building that lets staff and visitors park easily has an edge. The parking count he gave for The iThum is not clear in the machine transcript, so it is left out.

Who is involved in a lease?

He said a leasing manager has to satisfy three parties in a chain. The first is the company taking the space, the second is the owner who gives it, and the third is the broker who brings them together.

His view was that leasing is a service business. The job is to look at each deal from the tenant's side, as the end user, and to explain the product to that person.

Why do food kiosks matter in an office building?

The vlog talks about kiosks inside the buildings as a service for staff. He said more than 10,000 people are on site at one time, which creates demand for meals. Not everyone can pay for a Rs 200 thali every day, he said, so low-priced kiosk meals fill that gap.

He called it a way to serve employees and also to earn from that footfall. His point was that small features like this decide whether a client signs, because many buildings are good and the deal turns on the details.

How are startups and co-working seats treated?

Asked about startups, he said the team targets small brokers who bring them clients. The host put the cost of a co-working seat at Rs 8,000 to 10,000 a month in one question, and asked how a small team can back its own idea at that cost with full facilities included.

The leasing head said a startup's space may be small, but an own office gives it an identity that a shared desk does not. The host noted that two very big names in the buildings had taken a lot of space.

How does a rent get agreed? The second vlog's example

The second vlog, published on 5 November 2018, explains the broker's job as balancing both sides. In the example, a landlord is ready at Rs 50 per sq ft and the broker closes the rent at Rs 50 to 51, so both sides leave satisfied.

That figure is a teaching example from the video. It is not a rent quoted for any unit, and the period is not stated.
