DDA Narela flats: 1,648 LIG flats at Rs 14.95 lakh, booking opened 29 Oct 2026

DDA put 1,648 LIG 1 BHK flats in Narela, Sector G2 to G6 Pocket 1, on sale at Rs 14,94,791 each after a 25% discount, with online booking from noon on 29 Oct 2026. PropTron's all-in figure is about Rs 17.59 lakh.

What is the price of a DDA Narela LIG flat?

DDA's Narela LIG flat in Pocket 1 is priced at Rs 14,94,791 after a 25% discount. DDA says the price excludes maintenance, the water connection, conversion charges and GST. Plinth area is 49.90 sq m, about 537 sq ft, including common area, which puts the rate at Rs 2,783 per sq ft of plinth.

Narela's Karmajeevi 1 BHK, a larger flat of 60.86 sq m plinth at Rs 33.40 lakh, worked out to Rs 5,098 per sq ft of plinth. The Pocket 1 LIG flat is about 45% cheaper per sq ft of plinth.

What does it cost all-in, and how much carpet do you get?

Add stamp duty at 6% for a male buyer, registry, and one-time charges for water, maintenance corpus and conversion, and the total is about Rs 17.59 lakh. With a woman as the buyer it is about Rs 17.29 lakh. The one-time charges are estimated from other DDA lots. An 80% loan at 7.15% over 20 years is an EMI of about Rs 9,400 a month.

DDA did not print a carpet area for Pocket 1. Its list for the same unit plan shows 35.5 sq m of carpet, or 382 sq ft, about 71% of plinth, so carpet costs near Rs 3,900 per sq ft. Sample flat C-9 is not for sale.

How did the booking work, and how fast did the last lot go?

Booking opened at noon on 29 Oct 2026 on eservices.dda.org.in under DDA Awas Nivesh Yojana 2026, first come first served, with a booking amount of Rs 1,00,000. Applicants already on the Awaas portal did not need to register again.

The previous Narela lot, 2,516 flats, went within one to two hours on 20 Oct 2026. DDA said within an hour, and ANI reported more than 2,500 flats within two hours. No published report on how Pocket 1 went had turned up by 1 Nov 2026, so this page records the offer and does not say whether any flats remain.

Where is it, and what are the drawbacks?

The flats sit in Narela Sector G2 to G6. The nearest metro station is Rithala, 16.5 km away, and Connaught Place is about 34 km. A Rithala to Kundli metro line of 26.463 km via Narela won Cabinet approval on 6 Dec 2024, with a four-year timeline.

DDA sells the flats as is where is. In Dec 2025, 31,487 of Narela's 62,801 built flats were unsold, according to a Parliament reply reported by Aaj Tak. The same flat type was offered at Rs 20.90 lakh to Rs 21.00 lakh in Dec 2023, with maintenance included.
