DLF SkyCourt in Sector 86, Gurgaon was quoted from Rs 1.52 Cr for a 1,930 sq ft 3 BHK in the July 2019 video, and the presenter said every unit in the project is that same size and configuration.

What did DLF SkyCourt cost in July 2019?

The video description from July 2019 says the price starts at Rs 1.52 crore. On camera the presenter repeated it for a 3 BHK of 1,930 sq ft, and added that all units in the project are 3 BHK and all are 1,930 sq ft. So Rs 1.52 Cr was the entry ticket for the only configuration on offer.

Worked out from those two figures, Rs 1.52 Cr over 1,930 sq ft comes to about Rs 7,876 per sq ft. The video does not say whether 1,930 sq ft is carpet or super area, so that rate is a rough figure and nothing more.

The presenter said the modular kitchen, cabinets and wardrobes shown are part of what the price covers, and that some other items in the flat would not come with it. In the second sample flat he gave no price and said it would have to come from DLF.

Where is DLF SkyCourt and how do you reach it?

The presenter places the project in Sector 86, New Gurgaon, inside DLF's Garden City, very close to the Kherki Daula toll plaza.

The video description lists the roads it relies on. Dwarka Expressway, also called the Northern Peripheral Road, serves West Delhi and the airport. The Southern Peripheral Road serves South Delhi and Faridabad. NH8 leads to Cyber City, Delhi and Manesar, and the Delhi-Jaipur highway and the KMP Expressway lead toward Jaipur, Agra and Chandigarh.

On camera he also listed schools and hospitals inside Garden City.

What did the 14th floor sample flat show?

The tour starts at the lobby and goes up to the 14th floor, where the presenter said the whole of Gurgaon is visible. The dining table sits just inside the door and the first bedroom is on the left. He pointed to IKEA furniture and Daikin air conditioners, and said a buyer can borrow the interior ideas whether or not they buy the flat.

The kitchen has a Siemens refrigerator, front-load washing machine, hob and chimney, with stone used on the counter and an exhaust fitted. The bathrooms use Roca fittings and glass separation, and the guest toilet has a wide wash area. The kids room has wooden flooring, warm lights and a wardrobe, and the master bedroom has a wardrobe with mirrors.

One detail he liked was that the ceilings are left open instead of being boxed in with false ceilings. The second sample flat, which he said DLF had furnished itself, had sliding bathroom partitions, a Bose soundbar under the television and books and art placed on shelves.

What do the balcony and the grounds show?

From the balcony he pointed out the swimming pool, a badminton court, a cricket pitch, a kids play area, basement parking and what he took to be rainwater harvesting. He quoted a 200 sq ft balcony. He also showed peacocks, a waterfall, the internal roads and a view toward the Aravalli hills.

The description adds that The SkyCourt is built as two smaller complexes, each with its own pool, fitness centre, kids play area and parking, and that common facilities such as a multipurpose hall sit in a separate building shared by both. It describes the architecture as Mediterranean in style.

Was it ready to move in, and who was it pitched at?

Near the end the presenter said the units were ready for possession and that the number of units was limited, which in his view made the investment sound for both an end user and an investor. That is his statement from July 2019 and not a current status.

He also said the price is high, that the product is not for everyone, and that it caters to people with deep pockets. He named working couples on high salaries, NRIs and high net worth individuals as the likely buyers at Rs 1.52 Cr and above.
