What is New Noida?

New Noida is the common name for the Dadri-Noida-Ghaziabad Investment Region, DNGIR. The Noida Authority plans it on 20,911.29 hectares, or 209.11 sq km, taken from 80 villages, about 200 farmer families each. IANS reported in Jan 2024 that DNGIR combines 20 villages of Gautam Buddh Nagar and 60 of Bulandshahr, so Ghaziabad is in the name but not among those 80.

The Master Plan 2041 sets aside 40 per cent for industry, 13 per cent for residential use and 18 per cent for green and recreational space. It plans for about 6 lakh residents, of whom 3.5 lakh would move in, and more than 2,000 hectares of residential land.

What is the New Noida land rate for farmers?

The Noida board approved a 53 per cent hike in land compensation at its 223rd board meeting, taking the rate to Rs 6,459 per sq m, the Daily Pioneer reported on 6 Sep 2026. That works out to about Rs 6.46 crore per hectare. Farmers whose land is taken by mutual agreement also get a 5 per cent developed residential plot.

The report says the rates were aligned with Greater Noida and Yamuna Expressway norms. It does not say which villages the rate covers, and it does not state the earlier rate.

What did the Noida Authority tell registry offices in January 2024?

An IANS report of 9 Jan 2024 said the Authority wrote to the tehsil and registry departments to stop the buying and selling of land in the villages identified for DNGIR. The report gives 84 villages in one passage and 80 in another. The Authority's CEO also wrote to the Stamp Department, barring purchases through a company or firm.

For land bought as agricultural land, the report said the Stamp Department must inform the Authority and cannot register the sale without its consent. The Authority's reasons were hundreds of colonies coming up around New Noida and more than 50 warehouses already built.

What are the three dates?

The first is 9 Jan 2024, the letter above. The second is Oct 2024, when the DNGIR notification was issued and a satellite map was made that serves as the baseline. After the notification, News24 reported on 10 Apr 2025, anyone building in the 80 villages needs the Authority's permission, and construction without it counts as unauthorised.

The third is Apr 2025. The Authority began a drone survey, to be matched against the Oct 2024 satellite map. Where it finds new construction, notices come first and demolition follows.

How much land is in phase 1?

Phase 1 covers 15 villages and 3,165 hectares, about 15 per cent of the region by area. The report says land will be taken only by mutual consent. Consent is not acquisition, and the video's point is that no individual plot in the other villages is promised to be taken.

The video puts the same limit this way. The first phase is about 3,000 hectares, and the plan runs to 2041.

Why is attention on New Noida now?

Noida International Airport began commercial flights on 15 Jun 2026, with IndiGo first, and its first phase can handle 12 million passengers a year, PTI reported. ANAROCK Research put Noida's average residential price at Rs 4,795 per sq ft in 2019 and Rs 10,780 in Q2 2026, up 125 per cent, as reported on 4 Aug 2026.

The video asks a plain question. If the Authority is buying, why does anyone sell farmland cheap? Its answer is the three dates and the phase 1 limit.
