Indirapuram ready to move flats in 2018: price trend, schools, access and the host's rating

In December 2018 a PropTron vlog rated Indirapuram 4.5 out of 5 and called it the costliest part of Ghaziabad, with prices rising from 2007 to 2015 and a marginal correction since. It is a locality tour with few unit prices, so this page records what the host said then and states no current rate.

What did the December 2018 video say about Indirapuram flats?

The host filmed from a T-point reached from Shipra Mall, with the Indirapuram Habitat Centre ahead and NH-24 beyond. He then shot a stretch of the integrated highway and finished with a rating and a view on who should buy.

He visited one project, Saya, during the day, but the prices he read out are not clear in the machine transcript, so none are stated here. What the video does give is a market view. Property is dearer here than in other Ghaziabad micro markets, whether you look at residential, retail or commercial.

How did Indirapuram prices move?

The host said prices rose from 2007 to 2015 and have corrected since 2015, but only marginally. He described that as a correction and not a fall.

He called Indirapuram the costliest part of Ghaziabad and the part that gives the city its identity. His own line was that the township has matured. The years up to 2015 were different, he said, when the sectors were still being built, and a first-time buyer would struggle to enter now.

What social infrastructure did the host list?

Schools named on camera were St Teresa, St Francis, Cambridge, Rama International, Indirapuram Public School and DPS, along with the Indian Institute of Fashion Technology and Jaipuria Institute of Management. Hospitals named were Avantika and Chaudhary Eye Centre.

He said retail is very strong, with a market for every segment, and that parking inside the high-rises and on the sides is ample. There is no employment hub in Indirapuram itself, he said. People work in Noida, Greater Noida and Delhi.

How well connected is Indirapuram?

The host said Indirapuram sits on NH-24, about 10 minutes from Delhi, and that an integrated highway links it to Vaishali, Vasundhara and Ghaziabad. Raj Nagar Extension is also reachable. He said many people have moved from Delhi to Indirapuram for that reason.

The video description adds the Hindon elevated road and the coming Dilshad Garden to Ghaziabad metro route. That metro extension opened to passengers on 9 March 2019, three months after the video. On civic services, he thought Ghaziabad Nagar Nigam might take over the township, including sewage and roads, by the end of 2019.

Who did the host think Indirapuram suited?

He gave it 4.5 out of 5. The complaints he listed were parking, traffic and congestion, which he said exist everywhere, and prices that keep rising.

For a first-time buyer he said this market is probably out of reach, and he pointed to Wave City, Raj Nagar Extension, Crossings Republik or Noida Extension instead. His advice on offers was not to chase them. Check that the project meets your own requirement first.
