DDA's Khushhaal Pariwaar Yojana 2026 sells MIG 2 BHK flats in Narela at Rs 67.41 lakh (Pocket 1B) and Rs 67.04 lakh (Pocket 1C) after a 25% discount, with booking from 16 Nov 2026. For the same money, a ready flat in Noida Extension gives about 600 sq ft of carpet against about 907 sq ft in Narela, in PropTron's 7 Nov 2026 comparison.

What does a DDA Narela MIG flat cost under the Khushhaal Pariwaar Yojana 2026?

DDA's circular of 3 Nov 2026 launches the DDA Khushhaal Pariwaar Yojana 2026 for the MIG category. In Narela Pockets 1B and 1C, Sector A1 to A4, a Pocket 1B flat costs Rs 67,41,487 and a Pocket 1C flat Rs 67,03,868, both after a 25% discount. DDA says the price excludes maintenance, GST, a Rs 2,000 water connection and freehold conversion charges.

The flats are 114.69 sq m (Pocket 1B) and 114.05 sq m (Pocket 1C) of plinth area, which counts the balcony and common area. That is about 1,235 sq ft, or about Rs 5,461 per sq ft of plinth, a rate PropTron worked out. The video treats them as 2 BHK homes.

Any Indian citizen aged 18 or more with a PAN and a savings account in their own name can apply. The brochure terms that apply set no limit on owning other property and state no income limit.

How many flats are on offer, and when does booking open?

The scheme lists 445 flats. Narela has 296, Loknayakpuram 132 and Jahangirpuri 17. Registration opened on 6 Nov 2026 on eservices.dda.org.in, and booking starts on 16 Nov 2026, first come first served. The booking amount is Rs 4,00,000, adjusted against the price, plus a one-time Rs 2,500 registration fee that is not refundable.

Loknayakpuram flats are priced at Rs 1.14 crore to Rs 1.19 crore. Jahangirpuri starts at Rs 43,36,689 for a 64.04 sq m flat, and the video leaves that site for a separate episode. A parallel DDA Nagrik Awaas Yojana 2026 also sells Narela MIG flats, 404 of them in Pocket 4 at Rs 73.0 to 82.0 lakh, with booking extended to 31 Dec 2026 in DDA's post of 5 Nov 2026.

Narela or Noida Extension: how much carpet does Rs 67 lakh buy?

Narela's 1,235 sq ft is plinth area, so walls and common space are inside it. DDA's own list for the same design shows carpet of 84.27 to 85 sq m, which is 907 to 915 sq ft. The video rounds it to about 900 sq ft.

For Noida Extension the video uses a ready resale flat in Eros Sampoornam, Sector 2, Greater Noida West. It has 835 sq ft of super area and about 600 sq ft of carpet, so super is about 39% above carpet. It was listed at Rs 70.7 lakh and Rs 72.5 lakh on 99acres in Nov 2026, above the Narela price.

Narela gives about 1.5 times the carpet. Worked out, that is about Rs 7,400 per sq ft of carpet against about Rs 11,800. Asking rates in the society ran from Rs 8,280 to Rs 8,742 per sq ft of super area on 6 Nov 2026, so Rs 67.41 lakh buys roughly 771 to 814 sq ft of super area there.

How does DDA's 90-day payment rule work?

After booking, DDA issues a demand-cum-allotment letter, and the full price is due within 60 days. If it is not paid, 30 more days are allowed at 10% simple interest a year on the unpaid amount. On Rs 63.41 lakh unpaid, 30 days of interest is about Rs 52,118. After that the allotment is cancelled and the Rs 4,00,000 is forfeited.

A bank loan is allowed. The brochure lets an allottee mortgage the flat to listed institutions without DDA's prior approval, with DDA keeping the first charge until its dues are cleared, and asks for the loan intimation preferably within 30 days of the letter. The video's example is an 80% loan of Rs 53.93 lakh at an assumed 7.25% over 20 years. That gives an EMI of Rs 42,626 and about Rs 13.48 lakh of the buyer's own money, booking amount included.

What is daily life like in Narela and in Noida Extension?

Narela is at the northern edge of Delhi and has no metro today. The Rithala-Narela-Kundli line is approved and targeted for 2029. Buyer questions on social media in Nov 2026 centre on water, security in empty blocks, buses and distance.

Noida Extension societies are occupied, with schools and markets nearby. Residents' complaints on X in the same weeks were a metro wait of more than 10 years, peak-hour traffic and roads. What do stamp duty and other charges add?

On Rs 67.41 lakh, stamp duty and registration for a man in Delhi is 7%, about Rs 4.72 lakh, and for a woman 5%, about Rs 3.37 lakh. In Uttar Pradesh the video uses 8% for a man, about Rs 5.39 lakh. DDA's price leaves out maintenance, the water connection and conversion charges, so the conversion amount is unknown until the allotment letter. On charges, the video scores the two sides level.

How did PropTron's scorecard rate Narela and Noida Extension?

The scorecard weights space 30, daily convenience 25, payment pressure 15, possession 15 and costs on top 15, with commute left out. Narela scored 60.5 and Noida Extension about 59.3, a gap of under 1.5 points, so the video calls it close to a tie. The weights are PropTron's own.

On the video's reading, Narela suits someone who works in north Delhi, Rohini, Bawana or toward Kundli, wants a larger home and can have about Rs 13.5 lakh and a bank sanction ready in 90 days. Noida Extension suits someone who works in Noida or Greater Noida, wants a settled society and cannot meet a fixed 90-day deadline.
