How the maths works
Every flat in the video goes through the same three steps. The loan is the share banks may lend under the RBI's loan-to-value limits: 90% of the price up to Rs 30 lakh, 80% between Rs 30 lakh and Rs 75 lakh, and 75% above that. The EMI is worked out at 7.50% a year over 20 years, SBI's card rate from 15 Oct 2026.
The salary is PropTron's own rule: the EMI should not take more than 40% of take-home pay, so the salary needed is the EMI divided by 0.40. Prices are asking prices from listings, DDA's own price lists, or reported deals, each dated in the table below.
Levels 1 to 3: the DDA flats and Raj Nagar Extension
Level 1 is a DDA EWS flat in Narela, Pockets G-7 and G-8, under the Nagrik Awaas Yojana 2026. The price runs from Rs 9.60 lakh to Rs 9.69 lakh for 276 to 280 sq ft of carpet on the third and fourth floors, with a Rs 50,000 booking amount. A 90% loan of Rs 8.64 lakh gives an EMI of about Rs 6,960, which needs a salary of about Rs 17,400 a month and Rs 96,000 down. That is 28.8 sq ft of carpet for every Rs 1 lakh, roughly the floor of nine double beds in all.
Level 2 is a ready 2 BHK at Techman Moti Residency in Raj Nagar Extension, Ghaziabad, listed at Rs 49 lakh for 885 sq ft saleable (the listing does not print carpet). An 80% loan gives an EMI of about Rs 31,579 and a salary need of about Rs 78,900, with Rs 9.8 lakh down.
Level 3 is the MIG 2 BHK in DDA's Khushhaal Pariwaar Yojana 2026 at Narela Pocket 1B: Rs 67,41,487 after DDA's 25% discount, for 907 to 915 sq ft of carpet. Booking opens on 16 Nov 2026 with Rs 4 lakh, and the full price is due within 60 days, plus 30 more days at 10% interest. The EMI comes to about Rs 43,447, the salary to about Rs 1,08,600, with Rs 13.48 lakh down. The same money in Noida Extension buys about 600 sq ft of carpet at Eros Sampoornam, listed at Rs 70.7 lakh to Rs 74.5 lakh.
Levels 4 and 5: Noida Extension and Greater Noida West
Level 4 is a ready 3 BHK at Gaur City 2, 11th Avenue, Noida Extension, listed at Rs 1.16 crore for 1,420 sq ft saleable. Above Rs 75 lakh banks lend only 75%, so the buyer brings Rs 29 lakh. The Rs 87 lakh loan means an EMI of about Rs 70,087 and a salary of about Rs 1,75,200. From level 1 to level 4 the price has gone up 12.1 times.
Level 5 is a 4 BHK at Irish Platinum, Sector 10, Greater Noida West, from PropTron's own site visit: about Rs 3 crore discussed on site for 2,550 sq ft, five toilets, a servant room and a pooja room, two parking slots, three lifts for four flats on each floor, and delivery stated for December 2028. The Rs 2.25 crore loan comes to an EMI of about Rs 1,81,258 and a salary of about Rs 4,53,000, with Rs 75 lakh down.
Level 6: Oberoi Three Sixty North, Gurgaon
Oberoi Three Sixty North is in Sector 58 on Golf Course Extension Road, Gurgaon, with homes from Rs 18 crore before taxes and sizes from 5,500 sq ft saleable to over 13,000 sq ft. Phase 1 has six towers and 832 homes, sold as bare shell, on the site of old unfinished towers that were taken down floor by floor.
This is where the ladder turns. From level 5 to level 6 the price goes up six times, but the home only gets 2.16 times bigger. A Rs 13.5 crore loan means an EMI of about Rs 10.88 lakh and a salary of about Rs 27.2 lakh a month. Above this level, the video argues, the money is buying the name and the address more than the floor.
Level 7: DLF The Camellias and the Rs 190 crore penthouse
DLF The Camellias is on Golf Course Road, Sector 42, Gurgaon: 429 homes in nine towers, one flat per floor, 7,300 to 16,000 sq ft, and a 1.6 lakh sq ft club. A Rs 100 crore deal for an 11,416 sq ft bare-shell apartment was reported in August 2025. A 75% loan of Rs 75 crore would carry an EMI of about Rs 60.4 lakh, so the salary needed is about Rs 1.51 crore a month.
In August 2022 a 10,813 sq ft apartment there sold for Rs 52.3 crore direct from DLF. By the 2025 deal, the rate on the same basis was 1.81 times higher. The penthouse sold for Rs 190 crore in December 2024, for 16,290 sq ft, with about Rs 13 crore paid in stamp duty alone. That stamp duty would buy about 135 of the level 1 flats in Narela.
Where your rupee buys the most floor
At level 1, Rs 1 lakh buys 28.8 sq ft of carpet. In the Camellias penthouse, with about 10,440 sq ft of carpet, Rs 1 lakh buys 0.55 sq ft, a little less than one A4 sheet of paper. The cheapest flat gives 52 times more floor for the same money.
Between levels 4 and 7 the price rises another 86 times. The video ends by asking viewers which level their salary reaches, and the level named most often in the comments becomes the next video.
